Gulf View Estates is a deed restricted community in Venice, Florida, which was originally incorporated in 1986. Gulf View Estates is located approximately 2 miles from Manasota Beach and the main entrance to the community is located on State Road 776, one mile South of Jacaranda Blvd.. The entrance is adorned by ponds and fountains which straddle the entrance. The community is not gated. Gulf View Estates consists entirely of single family homes platted on streets named after past U.S. Presidents.

The homes in Gulf View Estates are sturdy block construction with mostly shingle roofs. Many have private in-ground pools. Some of the homes have either pond views or preserve views and command slightly higher prices. All utilities are run underground. All of the homes have public water and most have public sewer although a handful still have septic. They typical home is a 3 bedroom, 2 bath, with a pool, shingle roof, and block construction.

Gulf View Estates has deed restrictions which exist to enhance the quality of life and appearance of the community for all residents. Dogs must be leashed and owners must pick up after their pets. Overnight street parking is not permitted.

Life in Venice, Florida

Gulf View Estates is at the southern end of Venice and very near the Englewood border. This makes it convenient to enjoy both Venice and Englewood as well as both their beaches. Historic downtown Englewood on Dearborn Street offers quaint shops, restaurants, and events. A minute down the street from Gulf View Estates is the Dome Flea Market where you can shop for bargains, fresh produce and antiques. Downtown Venice is a mere 15 minutes away. This walkable downtown area has wide sidewalks and is pedestrian friendly. Visitors and locals enjoy the charming atmosphere and the way the Venice slows down the pace of life to a relaxing enjoyable speed.

Starting from the intersection of U.S. 41 (Tamiami Trail S.) and S.R. 776, proceed South on S.R. 776 for several miles to Adams Road. Turn East on Adams Road into the entrance to Gulf View Estates.

Gulf View Estates has an annual Homeowners Association fee, but it is extremely affordable. The elaborate amenities of resort type communities are not available for this modest cost. The money is used to maintain the entrance sign and wall, fountains, lakes, and common grounds. Park benches at the several ponds allow for relaxed viewing of a variety of wildlife and waterfowl.
