Bellagio on Venice Island Community Amenities

The community offers public water and sewer and underground utilities. This gives the community a clean and neat appearance. All homes have a minimum of a 2 car garage and driveway parking. The streets are a little narrow and therefore there is no street parking. Pets are welcome but must be leashed and owners are responsible to pick up after them. All homes have lawn sprinkler systems. The community has twenty-six homes that back up to the Intracoastal Waterway and enjoy waterfront views although they do not have water access. The community also abuts the Venetian Waterway Trail which consists of approximately ten miles of 8 foot wide sidewalk that runs alongside both sides of the Intracoastal Waterway. Users enjoy scenic water views while walking, rollerblading or biking.

Some of the home models available are Cosenza, Rialto, Courtyard and the Asolo.  Bellagio residents who are of school age attend either Venice Elementary, Venice Area Middle School, Venice High School or one of the available private schools in the area.

Bellagio on Venice Island has the perfect compliment of amenities to compliment the surrounding beach lifestyle. The clubhouse is central to the communities social thread and is the location for frequent events. It's physical location is 100 Calle Del Paradiso, Venice, FL 34285.  It is available to be reserved by residents for special events. A modest gym is located in the Clubhouse. There is one well maintained Har-tru tennis court to challenge your neighbors to a friendly game of doubles. Bellagio Community Management

The Home Owner's Association is Bellagio On Venice Island Homeowners Assn Inc.. An Architectural Review Committee of the HOA oversees exterior modifications to maintain an aesthetically pleasing appearance to the community. The home owners association was incorporated in June of 1999. Homeowners Association dues are approximately $746.75. per quarter in 2018 and include ground maintenance, common areas, the community pool and other amenities. Maintenance free means more free time for you. Homes may be rented for no less than one month at a time and a maximum of four times per year.  An application is required as well as a nominal fee.  An application to transfer ownership must be submitted to the HOA at lease 7 days prior to closing along with a nominal fee.  HOA approval is required.  The property management company in 2018 is Lighthouse Property Management.

Life on the Island of Venice

Life on the Island of Venice is relaxed. Shorts and sandals are common place. The island has miles of pristine beaches with many public accesses and ample parking. There are no parking fees and the Gulf of Mexico is just steps away. Paw Park on the Island of Venice, just minutes away, allows you to bring your 4 legged family members to swim at the beach. Paw Park is a happy place where dogs run free and frolic in the surf, play frisbee, and share special time with their owners. They do not need to be leashed but owners are expected to pick up after them. They have watering and bathing stations and double fences to protect your pets from vehicular traffic.

Sharky’s restaurant is located at the foot of the Venice Municipal fishing pier and is the perfect place to enjoy a meal while watching the sunset over the Gulf of Mexico. Try Fins restaurant next door for fine dining. Downtown Venice offers a quaint walkable downtown where you can enjoy shopping, outdoor cafes, and frequent festivals. The Venice Mainstreet organization coordinates activities throughout the year.
