About South Venice

And South Venice offers all of the freedoms of a non-deed restricted community. The positive side is that you are free from being under the microscope of a homeowners association. No one tells you it’s time to mow your lawn, what color to paint your home or that you have too many pets. You are also free to park your business vehicle at your home even if it has signage. You can also benefit from substantial savings of storage fees for your RV and boat storage by parking them in your driveway on on your property. The downside is that your neighbor is also free to park their vehicles and trailers on their property. Basically, you can do anything you want that does not violate County codes or laws. This results in homes with varying degrees of maintenance. Some homes appear pristine and some appear poorly cared for.

South Venice homes are representative of each decade from the 1950’s to current day. You will find a brand new home constructed between two older ones. South Venice homes were build by an assortment of builders and is not a cookie cutter community. There is a wide variety of designs and construction.

South Venice historically had foot bridges that traversed the shallow body of water to the beach. With the construction of the Intracoastal Waterway in 1965 by the US Army Corps of Engineers, the foot bridges were removed and the Corps allocated $150,000 for the construction of docks and the purchase of a ferry.

The first model home in South Venice was a two bedroom home and sold in the 1950’s for $6,900.

Membership is voluntary and costs $60. per year. Yearly Ferry passes are $110. and Monthly passes are $55. A pass is good for up to 6 people. The ferry is operated by a licensed Captain who has the final decision to not run for weather or safety reasons. The ferry arrives and departs every half hour. The Ferry runs every day but Wednesday, Thanksgiving and Christmas. Ferry runs always begin at 9:30 am. The last returning Ferry departs at either 5:30 or sunset depending on the day of the week and season. The times are posted for your convenience. Use of the community boat ramp and dock is available for $80. per year.

South Venice Community Highlights

Construction of a home in South Venice generally requires several contiguous lots for a minimum of 8,000 square feet. Water supply for much of the community is by individual wells set on the property. Most homes are equipped with individual septic tanks. There are a handful of properties that do have public water and sewer.

Location & Directions

The South Venice Community covers an extensive area but is primarily South of Center Road, west of Jacaranda Blvd., and North of Belvedere Rd.. The community is on both sides of Tamiami Trail S. (US 41) which is usually the best route to take depending on where you are starting from. The beach ferry has ample parking and is located at 4800 Lemon Bay Drive, Venice, Florida. The South Venice Civic Association is located at 720 Alligator Drive. The office is only staffed, Tues, Thurs, and Sat. from 9:00 am to 1:00 pm. It is best to call first at 941-493-0006.
