2015 is drawing to a close.  New construction has been increasing at a furious rate as  builders are trying to keep up with demand in Sarasota County.  The inventory of existing single family homes for sale is critically low resulting in a strong sellers market.  The inventory of existing homes for sale is nearly at the bottom of an 8 year decline.  Buyers have less homes to choose from and it is not unusual for sellers to receive multiple offers on their homes.  In sharp contrast, average sale prices are up dramatically with sellers receiving on average 95% of asking price or more.    With buyers competing for the existing inventory, the median days on market are likewise trending at an 8 year low.
