Gulf View Estates is located approximately 2 miles from Manasota Beach and the main entrance to the community is located on State Road 776, one mile South of Jacaranda Blvd.. The entrance is adorned by ponds and fountains which straddle the entrance. The community is not gated. Gulf View Estates consists entirely of single family homes platted on streets named after past U.S. Presidents.

Some of the homes have either pond views or preserve views and command slightly higher prices. All utilities are run underground. Gulf View Estates has deed restrictions which exist to enhance the quality of life and appearance of the community for all residents. Dogs must be leashed and owners must pick up after their pets. Overnight street parking is not permitted.

Gulf View Estates has an annual Homeowners Association fee, but it is extremely affordable. The elaborate amenities of resort type communities are not available for this modest cost. The money is used to maintain the entrance sign and wall, fountains, lakes, and common grounds. Park benches at the several ponds allow for relaxed viewing of a variety of wildlife and waterfowl.
